CLOSED LISTINGS IN MAPLE RUN:
8305 Cattle Dr - Closed on 8.28 for $420,000. It was originally listed at $424,900 and on the market for 18 days before accepting an offer.
4318 Clarno Dr - Closed on 8.29 for $545,000. It was originally listed for $605,000 and on the market for 76 days before accepting an offer at the closed price.
8806 Ampezo Trl - Closed on 8.29 for $499,000. It was originally listed for $499,000 and on the market for 3 days before accepting an offer at list price. This closed with $2000 in seller concessions for repairs.
NEW LISTINGS IN MAPLE RUN THIS WEEK:
7905 & 7907 Tiffany Dr - Listed last week for $990,000. This is two homes on one lot. The main home is a long term rental being leased at $3500 a month and the ADU is used for Air BnB. I haven't run all the numbers but $990,000 doesn't feel like it makes sense for this. I think this is considerably over priced right now. I'd expect it to sit on the market for a long time and sell for significantly under the list price.
UNDER CONTRACT IN MAPLE RUN THIS WEEK:
4300 Mauai Cv - Went under contract last week after being on the market for 7 days. It is listed at $430,000 and I'd expect it to close relatively close to that.
4000 Cortina Dr - Went under contract on 8.29 after being on the market for 47 days. They originally listed at $485,000 and did not do price reductions. I'd expect this to sell for under list by 3% to 5%.
MY ANALYSIS:
We saw a flurry of activity last week after a slow week the week before. It just speaks to the volatility of the current local market. Rates have come down already but an announcement from the Fed this week to drop or maintain should help us stay stable through the fall.

MY ANALYSIS:
We saw a flurry of buyer activity this week in other neighborhoods. I believe this is coming on the back of the Fed forecasting dropping rates in Sept. With all the pent up buyer demand I'd expect to see the houses that are priced well to start moving more quickly over the coming months. I think prices have stabilized and likely stay put for the next six months or so even with rates coming down. I believe the people that have been sitting on the sidelines waiting to buy may jump back in but with the current economic conditions I wouldn't expect to see a flurry of new buyers and sellers.

8501 Mauai Dr - Closed on 8.15 for $425,000 with $8000 in seller concessions after being on the market for 127 days. This was originally listed for $499,000 and they reduced the price over time to $439,900 before accepting the $425,000 with $8000 in concessions.

4300 Mauai Cv - Listed this morning for $430,000. It is a 1416 square foot 3/2 that is pretty quirky. It has some updates but the color scheme, arrangement of furniture and floor plan have some limitations. If I had to guess this sells in the high $300's after sitting on the market for a minute.
MY ANALYSIS:
The Median sales price in Austin and surrounding areas is hanging out at $435,000 and sales for July were down just under 8% from last year. The silverlining is that we have seen a big increase in houses going under contract in the last couple of weeks. Pricing is starting to solidify more, it's far more clear today what is overpriced than it was in the spring. I'd expect inventory to pop a little in September and then expect a slower winter than normal.

4019 Iriona Bnd - Went under contract 4 days ago after being on the market for 65 days. It was originally listed at $625,000 and did price reductions to $549,000 before accepting an offer.
8305 Cattle Dr - Went under contact 3 days ago after being on the market for 20 days. It was listed for $424,900 and did not do any price reductions.
4310 N Clarno Dr - Went under contact yesterday after being on the market for 19 days. It was listed for $630,000 and didn't do any price reductions. I predicted this one would go under contract quickly based on the renovations.
MY ANALYSIS:
As expected, the market is starting its Fall busy season. Overall, new listings are still out pacing pending and closed listings which indicates we are still leaning heavier into a buyers market at the moment. Important to note that in some situations prices are getting close to where they were in 2019 and 2020 before the peak. If you are looking for a forever house or a move up, keeping an eye on what's coming up could be a good idea right now.

MY ANALYSIS:
There is still a lot of uncertainty at the moment with the markets. Buyers are sitting on the sidelines right now because jobs are in flux, AI is causing a lot of disruption at tech companies, interest rates are still just under 7% and property taxes in Austin may go up again this year. All cause for concern and feeds into the affordability crisis of our city. Most neighborhoods are far more rent friendly right now, because of property taxes and interest rates. In neighborhoods priced over $500,000 (median) you save on average $1200 to $2500 a month renting compared to buying at the moment. That considering a 15% - 20% down payment.

NEW LISTINGS IN MAPLE RUN THIS WEEK:
4310 N Clarno Dr - Listed 5 days ago for $630,000. It is a 1464 square foot 3/2 that is fully remodeled. This home looks like it is really well done. It's price with the market considering what it is. I'd expect this to still sell around list price.
7700 Copperas Dr - Listed 5 days ago for $385,000. It is a 1524 square foot 3/3 that is in pretty rough shape. The listing price is reflective of that. This home likely needs to go to an investor for a flip or long term hold.
UNDER CONTRACT IN MAPLE RUN THIS WEEK:
8806 Ampezo Trl - Listed this week for $499,000 and went under contract in 3 days. This is a beautiful home. It is 1696 square foot 3/3 that looks well cared for and priced right out of the gate.

MY ANALYSIS:
Maple Run has the lowest barrier to entry for South West Austin. We are seeing that these homes still hold value when they are priced right. They can be affordable for first time home buyers and investors. The name of the game is listing at the right price out of the gate.

MY ANALYSIS:
We finally saw some of the pending listings in Maple Run close last week. On average you can see most listings are still closing significantly under the original list price. 7707 Copperas was priced well coming on the market, listed for 10 days and closed 10k under list price. Your original price impacts time on market and closing price.

This week has been super slow for real estate. That is par for the course for Austin. We usually start to pick back up again mid August through October. If we get news of a rate cut at any point I think this fall will be a little busier than the spring was.

MY ANALYSIS:
Maple Run is a great neighborhood and as you can see, home pricing is all over the place. This neighborhood saw some of the highest jumps during the peak covid rush which is why it's also seeing some of the steepest declines. A lot of homes in Maple Run still need work and often the fully renovated homes are the smaller floor plans. With pricing still in the decline, it's critical that owners price well at the start if they need to sell quickly. Overall the location is very desirable but the schools are not as highly rated as the schools just west of Maple Run. If I had to guess, most of the homes that are under contract will still sell below the current list prices as well.
