    CLOSED LISTINGS IN MAPLE RUN:

    8300 Washita Dr - Sold for $390,000 after being originally listed for $400,000. This was on the market for a total of 54 days and closed with no seller concessions in an all cash deal

    8112 Cache Dr - Sold for $399,950 with $10,000 in additional seller concessions after originally being listed at $475,000. It was on the market for 43 days and closed with a conventional loan

    MY ANALYSIS: 

    Maple Run is a great neighborhood and as you can see, home pricing is all over the place. This neighborhood saw some of the highest jumps during the peak covid rush which is why it's also seeing some of the steepest declines. A lot of homes in Maple Run still need work and often the fully renovated homes are the smaller floor plans. With pricing still in the decline, it's critical that owners price well at the start if they need to sell quickly. Overall the location is very desirable but the schools are not as highly rated as the schools just west of Maple Run. If I had to guess, most of the homes that are under contract will still sell below the current list prices as well.
