NEW LISTING IN LEGEND OAKS:
7901 Henry Kinney Row - Listed at $795,000 yesterday. It is a 3292 square foot 5/3 that follows the Mills, Small, Bowie school path. This one will be interesting to watch. I have seen diminished value in larger houses since the market started to decline. Based on the size it's likely priced with the market but if I had to guess this sells for much lower than its current list price. I could be wrong on that.

MY ANALYSIS:
The market naturally slows in July in Austin, that plus the White House's announcement that tariffs are back on could force a continued decline in property values. The tariffs being delayed until August and the rumors that there may be further delays has forced the federal reserve to hold interest rates where they are at. Jerome Powell has made it clear he won't move rates until they have seen the impact of the tariffs on the economy. Retailers are purchasing in bulk to get ahead of the tariffs going into effect again. Expect rates to stay where they are at through the end of the year.

6405 Clay Allison Pass - Closed at $520,000 after originally being listed at $599,990. They were on the market for 98 days and did price reductions to $525,000 before accepting an offer at $520,000 with $5,000 seller concessions.
NEW LISTING IN LEGEND OAKS:
7517 Robert Kleburg Ln - Listed 6 days ago for $875,000. It's a 3464 square foot 4/3 that follows the Patton, Small, Austin High school path. This is a large home with an in-ground pool. The upgrades in this home are not amazing so it really comes down to how someone values the pool and the size. I could see this going either way depending on the buyer but if I had to guess is that it drops closer to 800k before it sells.

MY ANALYSIS:
Happy 4th of July week. July is typically the slowest warm month of the year. Most Austinites are on vacation, escaping the heat by traveling to the beach or cooler weather climates. The result of that is that the market is usually pretty slow. For those searching for a deal, July is the month to get it. The market usually starts to kick up again in August when school starts again.

It is not updated but livable. I think this should sell pretty quick. It's also across the street from the pool and park.
6110 Blanco River Pass - Listed 2 days ago for $1,175,000. It's a 3456 square foot 5/4 that likely feeds into Mills, Small and Bowie. This is ridiculously overpriced. The square footage and updates may warrant the high side of the market but I would still argue this $300,000 to $400,000 overpriced with no pool.
UNDER CONTRACT LISTING IN LEGEND OAKS:
7702 Kincheon Ct - Went under contract yesterday after being on the market for 14 days. Originally listed at $595,000. I'd expect this to close relatively close to the list price.
MY ANALYSIS:
This market is tough to time. If you are looking to buy, my suggestion is look at potential market depreciation over the next two years and make sure your purchase price is something you are comfortable with if worst case happens. I do expect the market to come back at some point. When that happens, history has shown a three to five percent year over year appreciation. You can calculate your potential hold time based on these numbers. For most it will be 7-10 years. Real estate has always been a long game.

5907 Shanghai Pierce Rd - Listed 2 days ago for $500,000. It is a 1356 square foot 3/2 that follows the Patton, Small, Austin High school path. This one is priced well but looks a little cluttered. It's already a small floor plan, it may sit for a while even priced at market because of the size.

MY ANALYSIS:
We are getting into the dog days of summer. Families are traveling out of Austin more than non-residents are traveling to Austin. Because of the heat, this has been a pattern since I have been in real estate. The challenge we are facing at the moment is that those people that needed to wait until summer to list their home are now joining a market that had a lackluster spring, so we are adding additional inventory to an oversaturated market.
I will keep saying it. It is critical to know what you have. If your home has some challenges like being in a less desirable neighborhood, weird floor plan, or outdated, even priced at or slightly below market, expect it to take some time to sell.

6429 Clay Allison Pass - Listed 7 days ago for $635,000. It is 2213 square foot 4/3 that follows the Mills, Small, Bowie school path. Not updated and a limited backyard. I won't be surprised if this sits for a little bit and closes around $600,000.

MY ANALYSIS:
Know what you have and approach it honestly. For those that have homes in desirable neighborhoods, on a great street, in great condition with a good floor plan, your house will sell quickly if it's listed at the correct price. If you are needing to sell in a less desirable neighborhood, have an odd floor plan and the house needs a bunch of work, there is a good chance that even priced in line with the market you are going to sit for 3-6 months and sell for undermarket unless we see the economy turn a little more and rates come down.

MY ANALYSIS:
Pricing, pricing, pricing. In a buyers market, listing at the right price is critical. When we represent sellers we never want to leave money on the table while at the same time trying to mitigate days on market. If you price right out of the gate you could save yourself 3-6 months of sitting on the market. It's important to look at your holding costs for that time. How much you will pay in mortgage, insurance and taxes. For those that have low holding costs, it might be worth testing the market at a higher price point, if your holding costs are high and you need to sell, it might be worth pricing on the low end of the comps to shorten days on market.

MY ANALYSIS:
Your pricing out of the gate is so important! You can see it with active listings compared to under contract listings. The listings that are updated and priced well are still going under contract in under two week. The homes that are aggressive in their initial price are sitting for a long time and ultimately will likely sell for under what they would have if they originally listed at market value.

6419 Ira Ingram Dr - Was listed 2 days ago for $615,000. This is a 1914 square foot 3/2 that follows the Patton, Small, Austin High school path. This is a single story home with some updating. Considering the size and price, it should close fairly close to where it's listed. If it sits for more than a few weeks I can see it selling for under $600,000.
6215 John Chisum Ln - Was listed 6 days ago for $575,000. This 2086 square foot 4/3 follows the Mills, Gorzycki, Austin high school path (this is the first I have seen of this and need to validate it). This one looks like it has some random updates likely done when items needed repaired but overall, is not considered updated. I think considering this date, it is priced relatively well.

6625 Oasis Dr - Went under contract on 5.4 after being on the market for 3 days. It was originally listed at $550,000 and I would expect it to close pretty close to that.

MY ANALYSIS:
We are headed into the dog days of summer. Austin currently has about 12,000 active listings and looks by July we could have close to 14,000 active listings. We will likely be in a full blown buyers market by this summer.

6625 Oasis Dr - This was listed yesterday for $550,000. It is a 1588 square foot 3/2 that feeds into the Mills, Small, Bowie school path. The smaller square footage will be hard for some but the updates along with the neighborhood should cause a buyer to scoop this up relatively quickly.

6036 Bel Fay Ln - Went under contract on 4.28 and was on the market for 17 days before accepting an offer. This is expected to close in the second week of June. It was listed at $664,000. I would expect it to close within 5% of the list price considering days on market.

We are starting to see a little more activity in the market this week. Sellers that have been listed for a while are dropping their prices and new homes are coming on priced more consistently with the market. If this trend continues we should start to see average days on market come back down over all and create more stable conditions for sellers to list their house in.

MY ANALYSIS:
The houses priced well are going under contract in the first week of being on the market. Most properties that accept an offer in the first 10 days or so of being on market close within 3% of the list price. Legend Oaks is a desirable neighborhood and we are seeing that with how quickly new listings are moving.

6206 Mifflin Kenedy Ct - Was listed yesterday for $585,000. It is 2491 square foot 4/3 that feeds into the Patton, Small, Austin High school path. This one has not been updated at all and the price reflects that. I'd guess this needs to sell in the mid to low 500's for an investor to make their margins so if they don't find someone that is purchasing for themselves, I would expect this to sell under list price.

6607 Oasis Dr - Listed 4 days ago for $685,000. It is 2273 Square foot 4/3 that feeds into the Mills, Small, Bowie school path. Some moderate updates throughout and livable. Based on the recent sale of 6106 Blanco River (similar condition and square footage) at $645,000, this might be considered slightly overpriced.
6708 Oasis Dr - Listed 5 days ago for $649,000. It is a 2267 square foot 4/3 that feeds into the Mills, Small, Bowie school path. Similar to 6607 Oasis, it has some updates but still needs a little work. This one looks like its priced more inline with the market.
6418 Zadock Woods Dr - Listed 5 days ago for $915,000. It is a 2922 square foot 4/3 that feeds into the Patton, Small, Austin High school path. This home was updated but was purchased in 2023 for $800,000. I think it is priced aggressively high for not having a swimming pool. I would expect this to close well under $900,000.

This one backs to greenspace that is connected to commercial property, buyers may be wary of that. Based on the condition and the backyard, I would expect this to close under list price based on what's available at the moment.

6136 Oliver Loving Trl - Was originally listed for $748,900. They reduced the price to $700,000 and were on the market for 69 days before accepting an offer. I would expect this to close just under $700,000. The closing price on this could impact the closing price for 7802 Cheno Cortina.

As expected we saw a rush of inventory this week. Pricing is starting to normalize again. The market isn't in steep decline but if we see a high volume of inventory in the coming weeks, it could force pricing down slightly more as we do not currently have the buyer demand to match.

CLOSED LISTINGS IN LEGEND OAKS:7105 Teya Ct - Closed on 3/28/25 for $720,000 after being on the market for 9 days. They were originally listed at $750,000 so they accepted an offer for 30k under list price.
6106 Blanco River Pass - Closed on 3/28/25 for $645,000 after 18 days on market. It was originally listed for $675,000. Similar to Teya, they accepted an offer for $5,000 under list price after price dropping from $675,000 to $649,900.

6429 Zadock Woods Dr - went under contract this week. It was listed for 25 days and had one price reduction from $699,000 to $675,000 before accepting an offer on 3/31.
MY ANALYSIS:
As noted on both properties that closed this week, even lower days on market (9 and 18) both properties still closed $30,000 under their original list price. We are still seeing downward pressure in the market.

No new listings in Legend Oaks this week but here are the listings that came on in Villages of Western Oaks (legend oaks adjacent) this week.

This house was sold in 2023 for $907,000 which means the owners are already losing money at list price which is $849,900. Based on the current market, I would expect this to sell under $800,000. 6005 Blanco River Pass Came back on the market this week. Looks like the buyer backed out during the option period, this could be for any reason such as getting cold feet, found a different property or didn't like how the inspection went.
CLOSED LISTINGS IN LEGEND OAKS:6145 Oliver Loving Trl closed last week. It was originally listed for $680,000 and on the market for 188 days. It closed at $580,000 with some seller paid closing costs.
6305 Sam Maverick Pass was on the market for 5 days and had multiple offers. It was Listed at $689,900 and closed at $727,170. This was listed on the lower side considering the updates and size. 4/3 that is almost 2400 square feet. This is a great example of listing slightly under market to attract the best buyer in the neighborhood.
7910 Siringo Pass was listed for 18 days and originally listed at $625,000. It closed for $597,500. This is a 4/3 and just under 2400 square feet as well. This one didn't have any updates and likely accepted an offer slightly under what they normally would have because it was a fully cash deal.
UNDER CONTRACT LISTING IN LEGEND OAKS:
MY ANALYSIS:
Listing at the right price is the name of the game. When you come on the market listed at or slightly under market you beat days on market by a couple months. Holding costs for some can be $3000 to $5000 a month. In these scenarios the cost of aggressively listing high can cause you to lose more money than listing at or below market to start.

Happy Friday Y'all! Here is what's going on in Legend Oaks this week.
NEW LISTING IN LEGEND OAKS:
No new listing in Legend oaks this week but we did see 5205 Colusa Ct get listed in Legend Oaks adjacent neighborhood, Beckett Meadows. It is a 2232 square foot 4/3 and has an in-ground pool and is listed for $650,000. I would expect this to go under contract pretty quickly.
CLOSED LISTINGS IN LEGEND OAKS:
6821 Telluride Trl actually closed a few weeks ago but the listing agent didn't mark it as closed until this week. It is a 1627 square foot 3/2 that was listed for $525,000. It was only on the market for 4 days and closed for $533,000. It was likely slightly under priced to start with but closed 8k over list.
UNDER CONTRACT LISTING IN LEGEND OAKS:
MY ANALYSIS:
In general, if you price slightly under market right now, barring any major difficulties (like backing to escarment, convict hill or in terrible living conditions) then properties in Legend Oaks should sell in two to four weeks. If you are pricing aggressively it can take significantly longer. Days on market for Austin in general were over 90 days in February but I expect with the market picking up slightly we'll see that number come down in March.
I would expect to see inventory climb in the coming weeks. I have seen quite a few coming soon signs.

Happy Thursday y'all! Here is what's going on in Legend Oaks this week.
NEW LISTINGS:
6303 Sam Maverick Pass was listed yesterday for $680,000. It is a 4/2 just over 2000 square feet that feeds into the Mills/Small/Bowie school path. This property is partially updated and is off all major thoroughfares.
6429 Zadock Woods Dr was listed 7 days ago for $699,000. It's a 3/2 just over 2500 square feet that feeds into the Patton/Small/Austin High school path. It's a single story home with some updates and backs up to greenbelt but is still an ear shot away from Escarpment.
My Analysis: Zadock Woods is likely over priced considering the current market. Updates don't qualify for highside of the market while having more square footage than Sam Maverick, it is still missing a bedroom. I would expect both of these properties to sell for under what they are currently listed for.
CLOSED PROPERTIES:
6309 John Chisum Ln closed on 2/24/25 for $750,000. This house was FULLY updated throughout with everything popular at the moment. It was originally listed for $700,000 and went into multiple offers. It was slightly under priced to start considering the updates but the goal was accomplished and it closed in 2 weeks for $50,000 over list price.
