It happens every year, and yet every year people are surprised by it. Real estate has a rhythm. South Austin especially.

There is always a seasonal slowdown during the holidays. People are traveling, focused on family, or just mentally checked out from making major life decisions. January usually carries that same energy. It’s cold by Austin standards, inventory feels light, and everyone is “waiting to see what happens.” Then late February hits. And the machine starts turning again.

It’s Not Just the Weather

Yes, the weather getting warmer helps. But that’s not the real driver. The real reason the market picks up right now is school timing. In neighborhoods where schools influence demand, which is most of Southwest Austin, the calendar matters more than people realize. School lets out in May. Families who want to move without disrupting their kids’ school year need the math to work. Here’s how it lines up.

If you go under contract in March, you typically close in April. Sellers can negotiate a lease back that carries them through the end of the school year. That means they close, get their money, and still finish the semester before moving.

On the buyer side, if you’re purchasing as your primary residence with financing, most lenders require you to occupy the home within 60 days of closing. So if you close in April, you are comfortably within that occupancy window while still giving everyone enough flexibility to transition smoothly before summer. It’s almost like the whole system was built around the school calendar. Because in many ways, it is.
