AISD Boundary Changes: Why South Austin Homeowners Should Pay Attention

If you've followed my blogs for any length of time, you've probably heard me say that schools drive the South Austin real estate market. That's why Austin ISD's ongoing boundary review process is worth paying attention to, whether you currently own a home or are considering buying one. Every few years, AISD evaluates attendance boundaries to balance enrollment across campuses as populations shift throughout the city. While no final decisions have been made, some of the proposed changes could have a meaningful impact on several Southwest Austin neighborhoods.

The biggest conversation for South Austin homeowners centers around Austin High School and Crockett High School. Under some of the proposed boundary scenarios, portions of Legend Oaks, Westcreek, and the J.W. Smith section of Western Oaks could potentially be rezoned from Austin High to Crockett. The reasoning is understandable, Austin High and Bowie continue to face enrollment pressures while Crockett has available capacity. From a district planning perspective, balancing enrollment makes sense. From a real estate perspective, however, buyers often make purchasing decisions based on school assignments, and changes like these can influence demand and ultimately affect home values.

The takeaway isn't to panic. Boundary changes take time, involve significant community input, and often evolve before anything is finalized. But if you're buying a home specifically for a school path, this is exactly why I encourage buyers to look beyond today's boundaries and understand the long-term trends in an area. The neighborhoods deepest within a school's attendance zone and closest to the campus itself have historically been less susceptible to boundary adjustments. If you own a home in South Austin, it's worth keeping an eye on the AISD boundary process because schools and housing values have always been closely connected in our market.
