The Circle C Flip That Looked Like a Supermodel… From the Inside

This weekend I was out showing homes in Circle C, six of them, to be exact, all priced between $800,000 and $1,200,000. Which means there was a lot of square footage, a lot of “wow” moments, and at least one staircase that made me wonder if I should’ve stretched beforehand.

My clients and I toured everything from classic Circle C layouts to freshly remodeled beauties. And then we found the one
Well, almost.

In the Hielscher section, we walked into a 3,400-square-foot house with a pool, and the inside looked like it had just stepped off the set of an HGTV reveal. Gorgeous finishes. Bright, modern touches. A kitchen that basically whispered, “You’re going to want to start hosting holidays now.”

My clients lit up. I lit up for them.

And then we walked back outside.

Let’s just say… the curb appeal did not get the memo.

If the inside was a supermodel, the front of the house was still wearing sweatpants, hair in a messy bun, insisting it “didn’t expect company.” And listen there’s nothing wrong with sweatpants. I’m a big believer. But when you’re shopping in the $800k–$1.2M range, buyers want the whole package: beautiful inside, presentable outside, and preferably not giving off “we’ll fix the front later” energy.

A Friendly Reminder for Remodelers

If you’re planning to flip or remodel a home, especially at higher price points don’t forget the curb appeal. People absolutely judge a house by its cover. They shouldn’t, but they do. The front yard, the entry, the roofline, the landscaping… These things set the tone before anyone ever steps inside.

And when buyers are investing close to a million dollars?
They want that tone to say, “Welcome to your dream home,” not, “Just trust me… it gets better.”

What I Loved About This House

Don’t get me wrong that Hielscher home had a ton going for it:

  • 3,400 square feet of updated living

  • A beautiful pool

  • A modern interior that felt straight out of a magazine

  • A layout that would make hosting a breeze

But real estate is a full-package deal. And this weekend was a great reminder for me, for my clients, and honestly for anyone thinking about remodeling that the exterior matters just as much as the interior.

If buyers fall in love before they walk through the front door, the house barely has to try on the inside. And that’s the kind of advantage every seller should want.
