Derek also shares a real-world example from one of his weekly seller reports in Kyle, Texas. At the time of the report, there were 606 active single-family homes for sale in Kyle, but only 15 had gone under contract that week—and 9 of those 15 were new construction.
That means 60% of that week’s contracts were new construction, leaving just six resale homes in the group. It’s a pretty eye-opening example of the amount of competition resale sellers are facing from builders, inventory and buyer incentives right now.
