Trying to find an affordable home in South Austin can feel a little like trying to find a quiet toddler at a birthday party. Technically possible, but it requires strategy, hydration, and maybe a little luck.
South Austin is loved, competitive, full of character, and full of people trying to get into the exact same neighborhoods at the exact same time. So the big question I get is simple:

Tucked away, peaceful, underrated.
Shady Hollow
Space, character, and that “neighborhood you actually want to take a walk in” energy.
Circle C North
Gateway to Circle C life without starting at Circle C prices.
Westcreek
Bigger lots and homes with personality.
Bauerle Ranch
Greenbelt access and a nature lover’s dream.
Legend Oaks
Beautiful, established, and priced fairly when sellers don’t pretend they’re listing a castle.
Tier 3: High-End, High-Demand, High-Desirability
This is where South Austin shows off a little.
Circle C
The superstar. Pools, trails, schools, amenities, and multiple subdivisions including Hielscher, Park West, Golf Estates, Alta Mira, Muirfield, Avana, and Vintage Place.
But Circle C isn’t the only place living its best life. Higher-end options also include the JW Smith section of Western Oaks, Estates of Shady Hollow, Brodie Springs, Bridges at Bear Creek, Meridian, and Greyrock.
