They feed into the coveted Baranoff, Bailey, Bowie school path, which matters a lot for long-term value. You get space, mature trees, and still sit roughly twenty minutes from downtown with no traffic. It feels removed without actually being remote, which is the sweet spot.

Granada Hills / Granada Estates

Head a little farther west off 1826 and things get more interesting.

Granada Hills and Granada Estates are more diverse in both home condition and pricing, which is exactly why buyers love them. You can still find fixer-uppers around $500,000, while fully updated properties with multiple dwellings can sell for $2M or more.

Larger lots, flexibility, and highly rated schools make this area attractive for buyers who want room to grow and options for the future.

Lewis Mountain Ranch

This is one of South Austin’s hidden heavyweights.

Lewis Mountain Ranch is a small, tucked-away neighborhood set in rolling hills, which is actually rare for Austin. The scale of the homes matches the scale of the lots, and the neighborhood feels intentional and private.

There aren’t many homes here, and they don’t come up often. When they do, they typically sell north of $1M. This is the kind of place people buy into once and don’t leave.

A Little Farther South on 1826

Once you head south on 1826, more acreage opens up without completely abandoning civilization. Neighborhoods like Rim Rock, Parten Ranch, Reunion Ranch, parts of Meridian, and Bear Creek Oaks offer larger lots with more breathing room.

You’re a little farther out, yes, but you gain space, privacy, and a lot more flexibility with how you live.

The Big Takeaway

You don’t have to choose between city life and land. South Austin has a rare middle ground where you can get real acreage, strong schools, and still be close enough to enjoy everything the city offers.

More space doesn’t have to mean “out in the sticks.”
